What is Specialist Disability Accommodation (SDA)?

Specialist disability accommodation (SDA) is a housing type supported by the National Disability Insurance Scheme (NDIS). It gives people with disability more choice and control over where and how they live. If you have specialist requirements for your home and living, SDA housing allows you to live independently but still access the support you need.

SDA homes take your needs into account, from the practical to the personal. This could be wider doorways, bathroom hoists, strong windows and doors, or something else to support your independent living. It also includes ways for your support to be delivered in the best way for you, making your home your safe haven. In an SDA home, you are the priority!

Are you eligible for Specialist Disability Housing?

Not all NDIS participants qualify for SDA. To be eligible, you must:

  1. Have an extreme functional impairment or very high support needs

  2. Meet the Specialist Disability Accommodation needs requirement and NDIS funding criteria

SDA funding is allocated through your NDIS plan. When you have this funding, you can find and apply for SDA homes that fit your needs. Your support coordinator can help you with this, making applying as simple as possible.

Your SDA funding is just for housing and doesn’t include services or support. It’s paid directly to your SDA provider (that’s us!) and covers building and maintenance costs. Meanwhile, your role is to pay a reasonable rent amount and cover your day-to-day living expenses, like your power bill.

Improved Liveability

Our homes focus on easy physical access so you can use them easily. This could be vibrant walls and floors for easy visibility, open living spaces, and homes with minimal or no stairs.

Fully Accessible

Our homes are designed to make it easy for people with different physical challenges. Whether you use a manual or powered wheelchair or find stairs difficult, we make sure you can move around your home comfortably.

Robust

We make our homes sturdy, so you don’t have to worry about repairs. This strong design makes sure it’s safe for you and for others and may be especially useful if you need support in managing complex behaviours.

High Physical Support

We designed our homes with extra physical access features. If you need supports like ceiling hoists, automotive technology, or a backup power supply, our homes make your daily life more manageable.

Building types

There are four types of housing available through SDA funding: apartments, houses, townhouses, and group homes. At Liverty Housing, we currently offer apartments and townhouses.

Specialist disability accommodation, or SDA, is housing designed for people with complex needs. This can be significant functional impairments or high support needs. This type of housing includes features and modifications so you can live as independently as possible while still receiving the support you need.

To be eligible for SDA, you must have an extreme functional impairment or very high support needs. Whether you’re eligible or not is determined by the National Disability Insurance Scheme (NDIS)’s criteria.

SDA funding has four categories: Improved Liveability, Fully Accessible, Robust, and High Physical Support.
