Specialist disability accommodation (SDA) is a housing type supported by the National Disability Insurance Scheme (NDIS). It gives people with disability more choice and control over where and how they live. If you have specialist requirements for your home and living, SDA housing allows you to live independently but still access the support you need. The application process

Understanding SDA eligibility with the NDIS

We recommend commencing this process at least 6-8 months before wanting to move into your new home.  
We recommend the first step in understanding your eligibility is to review your NDIS funding against the measures listed in the NDIS access form.  
Ensure you have a housing goal listed in your NDIS plan.  
Complete the Home and Living Supports request form on the NDIS website and submit to the NDIA for review. In completing this assessment, you may be asked for additional documentation and evidence of your support requirements from an Occupational Therapist, Allied Health Practitioner or similar.  
Once you have submitted your application and if found eligible you will be advised of your funding category.

Reporting & documentation

If required, you may be asked for more evidence of your home and living requirements.  

At this stage you will be required to engage with your Occupational Therapist and/or clinical specialist(s) to plan a review of your housing needs and submit a functional housing assessment report in line with the NDIS, SDA guidelines.

Housing options

Explore your housing options

At this stage your support coordinator can begin to explore & research the housing options that best suit your needs. You may also need to have your support coordinator submit a Change of Circumstances to the NDIA and submit a completed SDA application to the NDIA.

Apply

Apply for your new home with Liverty Housing

Once your application is complete with the NDIA you can begin your tenancy application with Liverty Housing. We will need to go through a process that involves:  

1. Eligibility Check (do you have the correct funding) 
2. Application (Phase 1 – understand your needs) 
3. Application (Phase 2 – Understand your suitability) 
4. Tenancy Offer (Conditional or Unconditional offer – depending on individual circumstances)  

This process can take as little as a couple of weeks, depending on how progressed you are with securing your SDA funding with the NDIA.

Moving in

Prepare for your move!

Once your offer is finalised, we will begin the process of ensuring the home is ready for you to move in. If customisations are required and funded within your plan, we will work with you and your support network to have these prepared before move-in.  

We will also send you required documentation such as your SDA housing agreement and your lease agreement.
